Job Summary:
The Resident Construction Manager (RCM) is responsible for overseeing the on-site execution of construction activities to ensure adherence to approved designs, quality standards, timelines, and budgetary requirements. Acting as the representative of the project owner or consultant, the RCM ensures that all work is carried out efficiently, safely, and in compliance with contractual obligations.
Experience Requirements:
Key Responsibilities:
1. Project Supervision
Oversee day-to-day construction operations on-site.
Ensure execution as per approved drawings, technical specifications, and quality benchmarks.
Coordinate and supervise contractors, subcontractors, and vendors.
2. Contract Management
Implement and monitor contract terms and project scope.
Certify completed works for billing and payment processing.
Track and evaluate contract variations, change orders, and claims.
3. Quality Control
Enforce quality assurance/quality control (QA/QC) procedures.
Conduct material inspections and verify workmanship.
Lead periodic site inspections and ensure corrective actions are taken as required.
4. Schedule Monitoring
Track construction progress against the baseline schedule.
Identify potential delays and propose mitigation measures.
Ensure adherence to project milestones and delivery timelines.
5. Health, Safety & Environment (HSE)
Enforce HSE policies and legal compliance on-site.
Conduct regular safety audits, inspections, and toolbox meetings.
Promote a culture of safety and proactive risk management.
6. Communication & Coordination
Act as the primary liaison between the client, contractors, consultants, and site teams.
Prepare and submit daily/weekly progress reports, meeting minutes, and updates.
Facilitate site meetings and resolve coordination issues.
7. Issue Resolution
Proactively address technical and site-related challenges.
Resolve conflicts between stakeholders and ensure work continuity.
Manage and document unforeseen site conditions and deviations.
8. Documentation & Records Management
Maintain organized records of site instructions, approvals, inspections, and correspondence.
Oversee preparation and collection of as-built drawings and documentation.
Support in audit and compliance checks.
9. Commissioning & Handover
Supervise final testing, inspection, and commissioning of systems.
Verify completion of punch list items and rectify deficiencies.
Assist in final handover and project closeout processes.
Key Skills & Competencies:
Strong knowledge of construction methodologies and standards
Proficiency in project scheduling, quality control, and contract management
Working knowledge of construction management tools and documentation practices
Excellent leadership, communication, and coordination skills
Familiarity with HSE standards and legal requirements
